Verify utilities against the proposed modular home and its site before treating the plan as settled. A power line beside the road, a water main nearby, or a previous building on the parcel does not establish that the intended home can connect with the required capacity, route, approvals, and timing.
The useful outcome is a set of project-specific confirmations from the relevant utility, local authority, and qualified design or construction professionals. Keep availability, capacity, connection design, cost, and permission separate. Each answers a different planning question.
Translate the home plan into service requirements
Ask the home supplier and project designer for the information utilities need to assess the proposal. This may include the planned electrical equipment, heating and cooling approach, water needs, wastewater arrangements, and connection locations.
Do not calculate service capacity by adding rough figures from product advertisements. The responsible professionals should use the applicable design method and the actual equipment assumptions.
Record which selections are provisional. Changing a heating system, adding equipment, or altering the home layout can affect the information supplied for service design. A utility response based on an early plan should not silently become approval of every later revision.
Tie the utility assumptions to the site-preparation plan so the foundation, access, and service routes are coordinated rather than designed independently.
Distinguish nearby infrastructure from an available connection

Ask the electric utility a complete project question
Provide the site identification, proposed building location, equipment assumptions, and expected schedule through the utility's established application process. Ask what further information its design team needs.
The important questions include the proposed point of connection, whether network work is required, where utility-owned equipment will sit, and which portions of the installation are the owner's responsibility.
Ask whether temporary construction power and permanent service require separate steps. The presence of temporary power during site work does not establish that the completed home can be energized immediately after installation.
Avoid promising a factory delivery date based only on a general service-request acknowledgment. A request received, a design completed, and a connection scheduled are different milestones.
Verify water supply through the responsible route
For a public supply, ask the provider about the connection process, available service information, meter or connection requirements, and any project-specific conditions. Confirm the site rather than relying on a neighboring property's arrangement.
For a private supply, identify the qualified professional and local authority responsible for the relevant assessment and approvals. A well's existence alone does not establish that it meets the project's requirements.
Keep questions about supply capacity separate from questions about water quality and permission. A project may need more than one form of confirmation.
Record the assumptions used by the designer. If the home specification changes materially, ask whether the water-service assessment needs updating rather than assuming the original answer covers it.
Resolve wastewater early
Public sewer connection and an on-site septic system follow different planning routes. Confirm which applies to the parcel and what the relevant authority requires.

Do not place delivery routes, heavy equipment staging, or permanent structures over areas that the approved site plan needs protected. Coordinate these constraints with the installation team before work begins.
Map physical routes and responsibilities together
Utility routes compete with foundations, drainage, driveways, landscaping, and delivery access. Put the proposed connections on the same coordinated site plan used by the relevant professionals.
Identify who designs, excavates, supplies, installs, inspects, and connects each portion. A vague statement that utilities are included can leave a gap between the home supplier's scope and the utility's scope.
Ask about any access rights, easements, road crossings, or permissions needed for the proposed route. The responsible authority or qualified adviser should confirm those requirements.

Put allowances and confirmed costs in different columns
A preliminary budget may include utility allowances. Label them as allowances until the relevant scope and estimate are established. A low connection fee can exclude substantial site work or equipment.
Ask each provider or contractor what the quote includes, what assumptions it uses, how long it remains valid, and which changes can alter the price. Keep exclusions beside the quoted amount.

Keep a compact verification record
For each utility, retain the provider, project reference, plan version, confirmed capacity or design basis, connection route, responsibilities, approval status, cost status, and next milestone. Include the date and the person or organization that supplied the information.
Use precise status language. “Provider contacted” is different from “service design approved,” and “estimate received” is different from “work scheduled.” This prevents an optimistic summary from concealing an unresolved requirement.
